EPIC Report vs. CMA: Pricing Your Santa Maria Home

October 11, 2026•2 min read

Most agents price a home the same way. Pull the recent sales nearby, average them out, and hand you a number.

That's a CMA, a comparative market analysis. It's useful. It's also looking backward.

The Short Answer

The EPIC Report is my pricing analysis for sellers. Instead of one number based only on past sales, it gives you three pricing options built on how fast homes are actually selling in your town and how local buyers are behaving right now. You see the trade-offs between a quicker sale and a higher price, so you choose your strategy with real information instead of picking a number and hoping.

What a Basic CMA Misses

A CMA tells you what similar homes sold for, sometimes months ago. That's history.

What it doesn't tell you is how many homes like yours are sitting on the market today, how long they're taking to sell, or what buyers in Orcutt or Santa Maria are actually responding to this month. Those things change faster than sold prices do.

What's in the EPIC Report

The report starts with the same recent sales a CMA uses. Then it adds the part that's usually missing.

It looks at absorption, meaning how quickly homes in your price range and town are actually selling. It looks at your competition, the homes a buyer will compare yours to this week. And it looks at the house itself. As a Realtor and a licensed general contractor, I'm adjusting for condition, not just square footage.

Three Prices, Not One

Instead of one number, you get three tiers.

One is priced to attract the most buyers fast. One is priced at market, where the numbers say the home belongs. One is a stretch, a price that can work if certain things line up. Each comes with what to expect: likely time on market and the risks.

You're always in control of the final decision. The report just makes sure you're deciding with your eyes open.

Why This Matters for Your Equity

Pricing too high can leave a home sitting until buyers wonder what's wrong with it. Pricing too low leaves money on the table. Both cost you.

Seeing the options side by side is how you protect what you've built in your home.
