The $15,000 Foundation Problem Caught Before Contract
My clients loved the house. Good street, good layout, the right size. They were ready to write an offer.
Then I looked underneath it.
The Short Answer
Looking at a house with a contractor's eye before you commit can catch expensive problems while you still have every option. On this house, I spotted a foundation problem that would have cost my clients about $15,000. Because we found it before they were locked into a contract, they got to decide what to do with full information. They still got a full inspection, and you should too.
What I Saw
I'm not going to make this sound more dramatic than it was. There was no giant crack across the living room. Most people would have walked right past it.
What I noticed were small signs that added up, the kind that tell you a foundation is moving. I've been on job sites longer than most agents have been in real estate. Some things you just learn to see.
Why "Before the Contract" Mattered
Here's the difference timing makes.
Before you sign, a problem like this is just information. You can walk away, offer less, or ask the seller to handle it. You're in control.
After you sign, you're working against contingency deadlines, waiting on bids, and negotiating while the clock runs. Same problem, a lot more stress.
What My Clients Did
They took a breath, got the proper inspection and a professional opinion on the foundation, and made their decision with real numbers in front of them. That's the whole point. Not to scare anyone off a house. To make sure the price matches the house.
Does This Mean You Skip the Inspection?
No. A walkthrough with me is how I see a house. It's not an inspection, and it doesn't replace one.
Always get the home inspection and the pest report. What I do is help you know where to look and what to ask before you're committed.
