Selling a Manufactured Home in a Park: Santa Maria
If you own a manufactured home in a park in Santa Maria, Orcutt, or Lompoc, you've probably already heard a low offer or two. A dealer. The park. A neighbor's cousin.
Before you take one, it helps to know that selling a home in a park is its own process. Not harder. Just different.
The Short Answer
Selling a manufactured home in a park means selling the home, not the land, so the park's approval of your buyer and the home's title paperwork matter as much as the price. Your buyer usually has to be approved by park management, and many buyers pay cash or use a specialized loan. A local agent who knows parks and pulls real manufactured-home comps can help you price it right and avoid a deal that falls apart late.
What Makes a Park Sale Different
When you sell a regular house, the land goes with it. In a park, you own the home and rent the space underneath it.
That changes three things. Who can buy it, because the park gets a say. How they pay for it, because fewer lenders make these loans. And what it's worth, because the space rent, the park's rules, and the home's age all affect what a buyer will pay.
The Park's Approval
Most parks require your buyer to apply and be approved before the sale closes. That can include an application, a background and credit check, and agreeing to the park rules.
Here's why this matters to you. If your buyer gets turned down late, you start over. A good plan gets the park's process started early and makes sure your buyer is a real fit before you're counting on the sale.
The Paperwork
Manufactured homes in California are usually titled through the state's Housing and Community Development department, not the county recorder. If the title isn't in your name, or a past owner's name is still on it, that has to be cleaned up before closing. Better to check now than find out in escrow.
What's It Actually Worth?
Online estimates struggle with manufactured homes. There just aren't many good comps in the usual places.
I pull manufactured-home sales specifically, including from MHVillage, and look at what's selling in your park and parks like it. Nearly a third of my business is manufactured and mobile homes, so this isn't a side thing for me. It's a big part of what I do.
Before You Take That Offer
A quick offer from a dealer or the park can be convenient. Sometimes it's the right call. But you should know what the open market would pay before you decide.
