Why the Online Estimate Isn't Your Home's Value (Orcutt)
You typed in your address. A number popped up. Now it's stuck in your head.
Maybe it made you happy. Maybe it made you nervous. Either way, here's what that number can and can't tell you.
The Short Answer
An online home value estimate is a computer's guess based on public records and nearby sales, not a price a buyer will actually pay. It can't see your kitchen, your roof, your lot, or the work that's been done. In towns like Orcutt and Nipomo, where similar homes can sell very differently a few streets apart, that gap can be big in either direction. Use it as a starting point, then get a real number from someone who has seen the house.
What the Website Can't See
The estimate knows your square footage, bedrooms, and what sold nearby. That's about it.
It doesn't know if your kitchen was redone last year or in 1985. It doesn't know about the new roof, the half-acre lot, or the RV parking. It doesn't know about the panel someone wired themselves. Buyers notice all of that. The website doesn't.
Why the Central Coast Throws It Off
Our towns don't behave like one market. Orcutt doesn't sell like Lompoc. Nipomo doesn't sell like Santa Maria.
Even inside one town, a home on a big lot and a home on a small one can look the same on paper and sell tens of thousands of dollars apart. Algorithms tend to average those differences away.
When It's Too High, and When It's Too Low
If the estimate is too high, you might list high, sit on the market, and end up chasing the price down. If it's too low, you might decide you can't afford to move when you actually can.
Both mistakes cost you. One costs money. The other costs time you didn't need to lose.
What a Real Number Looks Like
A real value starts with the homes that actually sold near you recently, adjusted for what's different about yours. Then it looks at what's on the market right now, because that's your competition. And it looks at the house itself.
That's the part I care about most. As a Realtor and a licensed general contractor, I'm looking at condition, not just size. That's what moves the number.
