Selling a home during a divorce in Santa Maria

Calm, neutral handling, with the same information going to both of you at the same time.

A divorce sale in Santa Maria

A divorce sale in Santa Maria often involves a home built between the 1950s and the 1980s, with older systems that can spark disagreements about what to fix. A contractor's Fix/Skip list settles those questions with facts, so neither of you has to win the argument.

Santa Maria has a wide range of homes, so if one or both of you plan to buy again nearby, we can talk about that too, separately.

Someone calm in the middle

In a divorce sale, two people have to agree on every decision, often while they don't agree on much else. The house is usually the biggest thing you own together, and every choice about it can turn into another argument.

What you need is someone neutral. I don't take sides. I give you both the same information at the same time, keep the sale moving, and make sure decisions come from facts instead of feelings.

How I keep it fair

Both of you hear everything. Updates, offers, and recommendations go to both owners, in writing, at the same time. Nobody gets a different version.

Numbers on paper. If you're open to it, my contractor's walkthrough gives you a Fix/Skip list, and your EPIC Report gives you three prices with the tradeoffs written out. When the facts are written down, there's less to argue about. See how the EPIC Report works.

Your attorneys lead the legal side. If a court order or agreement says how the sale has to happen, I follow it. I'm not a legal advisor, and I'll always send legal questions back to your attorney or mediator.

Disclosure done right. Both owners sign the disclosures, and everything known about the house is put in writing, so nothing comes back on either of you later.

A written plan for the hard parts

We put the touchy questions in writing early: who stays in the house during the sale, how showings work, who pays for which repairs, and how decisions get made when you disagree. A separate first conversation with each of you is fine if that's easier. Don't panic if the first conversation feels hard. It usually gets easier once the plan is on paper.

The marketing is the same full plan as any listing, and I check every buyer and their lender before an offer reaches you both. Taxes can be part of a divorce sale too, so talk to your CPA or tax attorney about your situation. Read the full divorce sale plan.

Frequently Asked Questions

Can you help one of us buy another home in Santa Maria after the sale?

Yes, with care. I keep the sale neutral, and any separate purchase is handled separately and openly with both of you informed.

Can you talk to each of us separately about our Santa Maria home?

Yes. A separate first conversation is fine. After that, every update and offer goes to both of you, in writing, at the same time.

Do we have to agree on a price?

You both have to sign off on the listing. The EPIC Report's three prices, with the tradeoffs written out, usually make that easier.

The homes
A bit of everything: single-story ranch homes, larger two-story houses, newer developments, townhomes and manufactured homes. Many older homes were built between the 1950s and 1980s, with practical floor plans, decent yards and two-car garages. Some are fully updated; others suit a buyer who wants to make a home their own.
Why people choose it
First-time buyers getting into the Central Coast without Santa Barbara or San Luis Obispo prices. Move-up buyers who need another bedroom, an office or a bigger yard. Military buyers and relocating professionals working at Vandenberg Space Force Base or nearby employers. Retirees and rightsizers who want single-story, smaller yards and shopping and healthcare close by. Buyers from pricier California markets who find more house for the money near the coast.
Nearby
Pismo Beach, Avila Beach and the coastline for day trips; wine tasting in the Santa Maria Valley; Santa Maria-style barbecue; shopping, restaurants, healthcare and parks, surrounded by farmland and vineyards.
The trade-off
Santa Maria isn't trying to be Santa Barbara. It trades the big-name address for more space and a lower price, with its own personality, agricultural roots and a real sense of community.
