Probate and trust sales in Santa Maria
Help for executors and trustees, including family out of town, from cleanout to closing.
Settling a home in Santa Maria
Many inherited homes in Santa Maria were built between the 1950s and the 1980s and have been owned by the same person for decades. That usually means original systems, deferred repairs, and a garage and closets full of a lifetime of things.
My office is in Santa Maria, so being your eyes on the property is easy. I can let in the estate sale company on Monday and the roofer on Wednesday and send you photos of both.
You don't have to know how this works
If you're an executor or trustee, you're probably carrying two things at once: grief, and a long list of jobs you never asked for. Often it's an adult child settling a parent's home, sometimes from out of state, sometimes with brothers and sisters who all need a say. The house is full of a lifetime of things, and nobody knows where to start.
You don't need to know how this works. That's my job. What you need is one local person who can be your eyes on the property, keep everyone informed, and make sure the real estate side is ready when your attorney says go.
How I help executors and trustees
I'm your eyes on the house. If you're out of town, I coordinate the cleanout, the estate sale timing, and the trades locally, so you don't have to fly in for every step.
I tell you what the house needs, as a contractor. Inherited homes have often gone years without updates. If you're open to it, my walkthrough gives you a Fix/Skip list, so the estate doesn't spend money it won't get back. You hire any trade you want from my vetted vendor list, and I take no markup or referral fee.
Everyone gets the same information. With several heirs, I keep all of you informed, in writing, so nobody feels left out.
I work alongside your attorney. Probate and trust sales can have extra legal steps, and some need court involvement. Your attorney guides those. I'm not a legal advisor, and I'll always send legal questions back to them.
A price the family can agree on
Families often disagree about what the house is worth. Your EPIC Report helps, because it gives you three prices, each with its tradeoff written out, based on a real walkthrough rather than anyone's memory of the neighborhood. See how the EPIC Report works.
For the belongings, you get my Seller Moving and Decluttering Guide and my directory of local estate liquidation companies. The marketing is the same full plan as any listing, and I check every buyer and their lender before an offer reaches you. Read the full probate and trust plan.
Frequently Asked Questions
What do inherited Santa Maria homes usually need?
Often less than families fear, but older homes here commonly have original plumbing, older electrical, and aging roofs. My Fix/Skip list tells you which items matter for the sale.
Can you handle a Santa Maria probate sale if I live out of state?
Yes. I coordinate the cleanout, the trades, and the showings locally and keep you updated in writing, so you don't have to travel for every step.
Do you give legal advice on probate?
No. Your attorney guides the legal side. I make sure the house and the sale are ready when your attorney says go.
Santa Maria
What probate & trust looks like in Santa Maria
The Central Coast city with a bit of every kind of home, from starter homes to newer two-stories, at prices well under Santa Barbara and San Luis Obispo.
Santa Maria has a bit of everything: single-story ranch homes, larger two-story houses, newer developments, townhomes, and manufactured homes. It's where many first-time buyers get into the Central Coast, and where move-up buyers find the extra bedroom or bigger yard they need, surrounded by farmland, vineyards, and Santa Maria-style barbecue.
- The homes
- A bit of everything: single-story ranch homes, larger two-story houses, newer developments, townhomes and manufactured homes. Many older homes were built between the 1950s and 1980s, with practical floor plans, decent yards and two-car garages. Some are fully updated; others suit a buyer who wants to make a home their own.
- Why people choose it
- First-time buyers getting into the Central Coast without Santa Barbara or San Luis Obispo prices. Move-up buyers who need another bedroom, an office or a bigger yard. Military buyers and relocating professionals working at Vandenberg Space Force Base or nearby employers. Retirees and rightsizers who want single-story, smaller yards and shopping and healthcare close by. Buyers from pricier California markets who find more house for the money near the coast.
- Nearby
- Pismo Beach, Avila Beach and the coastline for day trips; wine tasting in the Santa Maria Valley; Santa Maria-style barbecue; shopping, restaurants, healthcare and parks, surrounded by farmland and vineyards.
- The trade-off
- Santa Maria isn't trying to be Santa Barbara. It trades the big-name address for more space and a lower price, with its own personality, agricultural roots and a real sense of community.
