When a parent is moving out of their Santa Maria home

A patient plan for the house, the belongings, and the timing when a parent is moving.

A parent's move from Santa Maria

Santa Maria has the healthcare, shopping, and services many seniors need close by, so a parent's next move is sometimes across town rather than out of the area. Other families move a parent nearer to where the kids live, and the Santa Maria house becomes the job to settle.

My office is in Santa Maria, so I can meet the estate liquidator, let in the trades, and check on the empty house for you.

Patience first, paperwork second

A senior move is rarely about real estate first. It's about a parent's health, a new place to live, and a house full of memories that somebody has to sort. Sometimes the timing is planned. Sometimes a fall or a hospital stay makes the decision overnight.

Either way, the person making the move should never feel rushed or talked over. I slow down, explain each step in plain words, and make sure your parent is part of every decision they want to be part of. You're always in control of the final decision.

What I take off your plate

The house. I like to walk it as a licensed contractor and, if you're open to it, give you a Fix/Skip list, so you don't pour money into a home your parent is leaving.

The belongings. You get my Seller Moving and Decluttering Guide, with a 30-day timeline and a room-by-room checklist, plus my directory of local estate liquidation companies for what nobody is keeping.

The coordination. If you live out of town, I'm your eyes on the property. I coordinate the cleanout, the estate sale timing, and the trades locally, and send you photos and updates in writing.

The timing. We plan the sale around the move, not the other way around, including options like a rent-back if your parent needs a little more time after closing.

The money questions, handled carefully

Your EPIC Report gives you three prices with the tradeoffs spelled out, so the family can decide together with real numbers. See how the EPIC Report works.

Prop 19 may let homeowners 55 and older carry their property tax base to a replacement home in some situations, and the sale may affect other parts of your parent's finances. Talk to your CPA, tax attorney, or financial advisor before deciding. If someone holds power of attorney, I'll work with them and with any attorney involved. Read the full senior transitions plan.

Frequently Asked Questions

Can my parent stay in Santa Maria after selling?

Often, yes. Santa Maria has single-story homes and services close by. We'll look at both ends of the move together.

Can you help if my parent has already moved out of their Santa Maria home?

Yes. Many families call after the move. I can coordinate the cleanout, the trades, and the sale locally while you stay where you are.

What if my parent isn't ready to decide?

Then we don't rush. A conversation and a walkthrough cost nothing and help everyone see the options. The decision stays with your family.

Santa Maria

What senior transitions looks like in Santa Maria

The Central Coast city with a bit of every kind of home, from starter homes to newer two-stories, at prices well under Santa Barbara and San Luis Obispo.

Santa Maria has a bit of everything: single-story ranch homes, larger two-story houses, newer developments, townhomes, and manufactured homes. It's where many first-time buyers get into the Central Coast, and where move-up buyers find the extra bedroom or bigger yard they need, surrounded by farmland, vineyards, and Santa Maria-style barbecue.

The homes
A bit of everything: single-story ranch homes, larger two-story houses, newer developments, townhomes and manufactured homes. Many older homes were built between the 1950s and 1980s, with practical floor plans, decent yards and two-car garages. Some are fully updated; others suit a buyer who wants to make a home their own.
Why people choose it
First-time buyers getting into the Central Coast without Santa Barbara or San Luis Obispo prices. Move-up buyers who need another bedroom, an office or a bigger yard. Military buyers and relocating professionals working at Vandenberg Space Force Base or nearby employers. Retirees and rightsizers who want single-story, smaller yards and shopping and healthcare close by. Buyers from pricier California markets who find more house for the money near the coast.
Nearby
Pismo Beach, Avila Beach and the coastline for day trips; wine tasting in the Santa Maria Valley; Santa Maria-style barbecue; shopping, restaurants, healthcare and parks, surrounded by farmland and vineyards.
The trade-off
Santa Maria isn't trying to be Santa Barbara. It trades the big-name address for more space and a lower price, with its own personality, agricultural roots and a real sense of community.
