Investment property, with the numbers first

Numbers before emotion, with a contractor's read on the repairs before you make an offer.

What buying investment property here takes

Buying investment property in Santa Maria, Orcutt, Lompoc, or nearby is a numbers game. A rental only works if the rent, the repairs, and the price all line up. A fix-and-flip only works if you know what the repairs will really cost.

That's where most investors get hurt: the repair estimate. A house that looks like a deal on paper can turn into a money pit once the walls are open.

How I help investors

I'm Lisa Bognuda, a REALTOR® with eXp Realty of California and a licensed general contractor. I didn't come to real estate for the commission. I came to it through owning, building, and flipping homes myself. My dad always had rentals, and I grew up seeing how they work.

I look at repairs as a contractor. Before you write an offer, I'll tell you what I see and roughly what it's going to cost. That's the number that makes or breaks a deal.

Numbers before emotion. We look at the price, the likely repairs, and what the property could rent or resell for, before anyone falls in love with a kitchen.

I work with serious buyers. If you're ready to buy the right property and close, I'm a strong partner. I'm not the right fit for writing thirty lowball offers and never closing.

What you get, step by step

  1. A strategy conversation: rental, flip, or long-term hold, and your budget.
  2. Lender introductions for investment financing.
  3. A search set to your numbers, not someone else's wish list.
  4. A contractor's look and a rough repair picture on every serious property.
  5. Offer strategy built on your numbers.
  6. The inspection period, with the report read and priced as a contractor.
  7. Closing, and my vetted vendor list for the work after. No markup or referral fee.

Nothing here is tax or investment advice. If you're considering a 1031 exchange or have tax questions, talk with your CPA and a qualified intermediary before you buy or sell.

Frequently Asked Questions

Can you estimate repair costs before I buy?

I'd like to walk the property as a contractor and give you my read on what it needs and roughly what it could cost, before you make an offer. Always get a professional inspection too.

Do you help with fix-and-flips?

Yes. I've flipped homes myself, and I can help you judge the repair side as well as the resale side.

Can you help with a 1031 exchange?

I can handle the real estate side and work with your timeline. The exchange itself is set up with your CPA and a qualified intermediary.

Do you help with rentals after I buy?

I can share my vetted vendor list for repairs and maintenance. You hire who you want, and I take no markup or referral fee.
