Selling a manufactured or mobile home
A full EPIC Report, every listing detail filled in, and the same marketing as any other home.
What selling a manufactured home really takes
Selling a manufactured or mobile home in Santa Maria, Orcutt, Lompoc, or nearby isn't the same as selling a site-built house, and too many agents treat it as an afterthought.
Is it in a park or on its own land? Is it on a permanent foundation? Has it been converted to real property? Those answers change who can buy it, how they can finance it, and even which agency handles the paperwork.
Manufactured and mobile homes are a big part of my business, and they get the same work from me as a million-dollar house. That's a promise.
How I sell manufactured and mobile homes
I'm Lisa Bognuda, a REALTOR® with eXp Realty of California and a licensed general contractor.
A real price, not a guess. I build a full EPIC Report on your home, using manufactured-home sales alongside the MLS when that's the right comparison. You get three prices with the tradeoffs spelled out, not a number pulled from the air.
Every detail filled in. The serial number, the HUD label, the decal information, and every field the MLS asks for. Leaving those off is lazy work, and it costs sellers buyers.
The right paperwork. Some manufactured home sales fall under the state's Housing and Community Development department rather than the usual real estate process. I check which applies before anything is advertised or signed.
A contractor's eye. I like to walk the home and tell you what a buyer will notice, and what's worth fixing.
One example: I sold a manufactured home with a clouded title for a seller living four hours away. I disclosed all of it, and it still sold for $5,000 over asking in one week.

Frequently Asked Questions
How do you price a manufactured home?
With a full EPIC Report, using manufactured-home sales alongside the MLS when that's the right comparison. You get three prices with honest tradeoffs.
Can you sell a mobile home in a park?
Yes. I handle park homes and homes on their own land. If the park has rules or needs to approve the buyer, I work that into the plan from the start.
What if there's a problem with the title?
Tell me early. Title problems can often be solved, and disclosure isn't a dead end. I've sold a manufactured home with a clouded title for over asking.
Do manufactured homes get the same marketing?
Yes. Professional photos, video, drone, ads, and the rest of my marketing plan, the same as any other home I list.
