Orcutt real estate, from someone who grew up here

Small-town character, rolling hills, and older neighborhoods, minutes from beaches, wineries, and Old Town Orcutt.

Living in Orcutt

Orcutt neighborhoods have something a lot of California has lost: small-town character. Orcutt sits in northern Santa Barbara County, just south of Santa Maria, with rolling hills, older neighborhoods, and a welcoming hometown feel that people fall in love with.

You're a few minutes from beaches and wineries, and Old Town Orcutt gives the whole area a center, with locally owned restaurants, tasting rooms, and boutique shops. Homes here run from affordable starter homes to custom estates, so Orcutt works for a first purchase, a move up, or a move down.

I was born and raised in Orcutt. When I talk about it, I'm not reading it off a map.

How I help buyers and sellers in Orcutt

I'm Lisa Bognuda, a REALTOR® with eXp Realty of California and a licensed general contractor, working out of my office on Highway 1 in Santa Maria, a few minutes from Old Town.

A lot of Orcutt homes are well loved and have been in the same hands for years. That's where the contractor's eye matters. Before I talk price with a seller, I like to walk the house the way a contractor does: roof, foundation, plumbing, electrical, the attic. You'll know what to fix, what to skip, and what it's worth, before you spend a dollar on the wrong project. Then I give you your EPIC Report, three prices with the tradeoff of each spelled out.

Many long-time Orcutt owners in larger homes are thinking about their next move, and that's a big part of my work. Here's how I help with downsizing in Orcutt.

For buyers, I like to walk every house you're serious about with the same eye, so you know what it's really going to cost you before you're locked into a contract.

Orcutt neighborhoods and communities

Every neighborhood here has its own feel, so it's worth knowing them apart.

  • Old Town Orcutt is the heart of it all: historic buildings, restaurants, tasting rooms, shops, and community events throughout the year, with charming older homes and streets around it.
  • Rice Ranch is a master-planned community of newer homes in the hills, with parks, open space, and walking and hiking trails.
  • Orcutt Hills is the broader residential area of rolling hills and mature oaks, with traditional ranch-style homes and custom properties.
  • Oakhill Estates is its own subdivision with an HOA, known for well-kept homes and mature landscaping.
  • Mission Highlands is an established Orcutt neighborhood with a Santa Maria mailing address, spacious homes, and foothill views.
  • Foxenwood sits partly in Orcutt and partly in Santa Maria, with tree-lined streets and spacious homes.

Orcutt homes and the housing market

Orcutt has a little of everything: starter homes, single-story ranch homes, newer construction in Rice Ranch, and custom homes and larger properties in the hills. Condition varies a lot from one street to the next, which is exactly why I like to walk a house before I price it.

Orcutt doesn't sell the same way Santa Maria does, and Rice Ranch doesn't sell the same way Old Town does. I'll never hand you a number for "the Central Coast market." Your EPIC Report looks at how homes like yours, in your part of Orcutt, are selling right now.

Everyday life in Orcutt

Day to day, Orcutt is relaxed. Old Town is the place to meet friends for dinner or a glass of local wine, and nearby parks and trails keep you outside. Santa Maria's shopping and Highway 101 are a short drive north, and the beaches and wine country are close enough for an afternoon.

If schools matter to you, check the specific address with the school district, since boundaries can change from street to street.
