Let's say the quiet part out loud. Commission is a lot of money. If you've built up real equity in your Orcutt or Santa Maria home, you should ask exactly what that money buys.
Good. You should. Here's what it should buy you.
A commission is worth it when the agent's work puts more money in your pocket, or saves you more stress and risk, than the fee costs. Commissions are negotiable and aren't set by law. What matters is what you get: an accurate price, a prep plan that skips wasted repairs, buyers who can actually close, strong negotiation, and someone managing every deadline until the keys change hands.
Not a website number and not a flattering guess to win your listing. A real pricing plan built on what's selling in your town right now. I use the EPIC Report for this, because a basic comparison of old sales misses too much.
Most sellers want to fix too much. I look at a house the way I would on a job site, because that's how I see houses. We spend on what changes the price and skip what doesn't. That alone can save more than people expect. My eye never replaces a professional inspection and pest report, and I always recommend both.
An offer is only as good as the buyer behind it. I check the buyer and the buyer's lender before you review an offer, so you're not counting on a deal that falls apart three weeks in.
Price is one piece. Repair requests, credits, rent-back time, and closing dates are all money too. This is where experience truly matters.
Escrow has a lot of moving parts. Contingencies, disclosures, appraisal, the loan. You shouldn't have to track all of it while you're packing.
A sign in the yard and a listing that sits. If that's all you're getting, the fee isn't worth it. You deserve to know the plan before you sign anything.
How will you price my home, and can you show me why? What should I fix, and what should I skip? How do you check that a buyer can actually close? What happens if the inspection report comes back long?
If an agent can't answer those clearly, keep looking.
Call or text me at (805) 868-6126 and ask me those four questions. I'll answer every one for your home in Orcutt, Santa Maria, or Nipomo before you commit to anything.
