What Mistakes Do Homeowners Make When Selling Their Home in Nipomo CA?
The most expensive mistake a Nipomo seller can make is pricing off a number that means nothing. In September, the median sale price in my local MLS was $730,000. In October it was $1,705,000.
Nipomo homes didn't double in value in 30 days. September had ten sales and October had two. Here are four mistakes I watch for in Nipomo, and how to stay clear of them.
Mistake 1: Trusting a Nipomo median or an online estimate
With so few sales a month, one estate can drag the whole figure up. Online estimates have the same problem, because they can't see what makes your property different from the one next door.
Use the sales that actually compare to your home. Nipomo sits in San Luis Obispo County, and my local MLS may not catch every sale here, so one report is never the whole picture.
Mistake 2: Comparing acreage to a planned community
Nipomo holds very different properties. The Mesa has custom homes, acreage, and horse facilities. Blacklake is an established golf-course community. Old Town has established homes close to local restaurants and shops.
A buyer shopping for five acres and a barn isn't touring a golf-course home. If your comps come from the wrong group, your price is wrong before the sign goes up.
Mistake 3: Waiting on well, septic, or HOA paperwork
Acreage buyers will ask about the well and the septic system. If you can't answer, they'll assume the worst or ask for money off. Find your records before you list, and if you don't have them, we'll plan how to get answers.
The same goes for HOA documents in a community with an association. Those take time to gather, and a buyer who gets them late can get cold feet. As a contractor, I also look at outbuildings, additions, and anything that may have been built without a permit, so you hear about it from me and not from the buyer's inspector.
Mistake 4: Listing high to see what happens
Sellers here received 103% of list price in March and 96.6% in October. That's a real range, and it shows buyers have room to push back when a home sits. Homes that sold in October averaged 100.5 days on the market, while September's averaged 49.2.
A small town also has a long memory. With only 17 homes for sale, your listing gets noticed, and so do its price cuts.
A better way to start
Most sellers don't need a remodel. They need a plan. I'd like to walk your property first, as a contractor, then, if you're open to it, give you a Fix/Skip list and three prices through your EPIC Report.
