Is Now a Good Time to Sell a Home in Santa Maria, CA?

Want to Sell Your Home in Santa Maria

Don't panic about the headlines. In Santa Maria, homes that sold in October went for 99.3% of their list price. Buyers are still paying close to asking.

What changed is the competition. There were 179 homes for sale in October, up from 109 last November. So now can be a good time to sell a Santa Maria home, as long as you price it against the homes a buyer will tour the same weekend.

What are the Santa Maria numbers saying?

The median sale price was $683,750 in October. Over the past 12 months it moved between $605,000 and $715,000, so one month's figure won't tell you what your house is worth.

Homes that sold in October averaged 43 days on the market. In May, that number was 26.5. Buyers have more to choose from now, and they're taking longer to decide.

One thing most people don't know: the MLS files Orcutt addresses under Santa Maria, and those sales made up about a third of the 753 sales in these numbers. If you live in the Santa Maria city limits, you need comps from your side of town, not a blended figure.

What does more competition mean for an older Santa Maria home?

Many Santa Maria homes were built between the 1950s and 1980s, with practical floor plans, decent yards, and two-car garages. When a buyer has 179 options, they compare yours to the one down the street with the new roof.

That doesn't mean you need a remodel. It means you need to know which items a buyer will actually care about. I like to walk your home as a contractor before we talk price, and if you're open to it, you get a Fix/Skip list. Some things earn their money back. Plenty don't.

Should you wait for a better market?

Ask yourself what waiting costs you. If you're staying in a house that no longer fits, another year has a price too, even if it never shows up on a statement.

Waiting also doesn't guarantee less competition. Supply has climbed for most of the past year, and nobody can tell you when that turns. You can plan around what's on the market today.

  • Do you have a reason to move in the next 12 months?
  • Do you know what you'd walk away with after payoff and costs?
  • Do you know where you'd go next?

If you can answer those, the decision gets much smaller.

FAQ: selling a home in Santa Maria

How long does it take to sell in Santa Maria right now?

Homes that sold in October averaged 43 days on the market, and escrow usually adds about 30 days. Your price and condition can move that a lot in either direction.

Are Santa Maria home prices falling?

Usually not. Most sellers don't need a remodel. They need a plan, which is what the Fix/Skip list is for.
