Is Now a Good Time to Sell a Home in Orcutt, CA, Next to Santa Maria?

The answer depends on which Orcutt you're in. The MLS divides Orcutt into two areas, East and West, and they've had very different years.

In short: now is a workable time to sell in either one, and homes are still selling. On the West side, though, you've got far more competition than you had a year ago, so your price has to be right from the first day.

• Orcutt East: 182 sales in 12 months, a $780,000 median in October, and 36 homes for sale.
• Orcutt West: 72 sales in 12 months, an $885,000 median in October, and 17 homes for sale.

East's supply barely moved, from 31 homes last November to 36 now. West went from 7 to 17. At last year's sales pace, that's about two and a half months of homes in the East and a little under three in the West.

Your mailing address won't help you sort this out. Orcutt homes show a Santa Maria address in the MLS, so a report for "Santa Maria" mixes your sales in with everyone else's.

Orcutt West sold 5 homes in October. With so few sales, the median swings wildly: $402,500 in September and $1,299,000 in June. West's homes didn't lose two-thirds of their value over the summer. A different mix of homes happened to close.

That's why I don't price from a town number here. Orcutt runs from starter homes to custom estates, and a Rice Ranch home and a custom home in Orcutt Hills aren't competing for the same buyer. I look at the handful of recent sales that really compare to yours.

Plenty of Orcutt homeowners have a house that no longer fits and a lot of equity in it. You're not broke. You're stuck, and that's a different problem.

Is Orcutt part of Santa Maria?

Orcutt is its own community, but many homes there carry a Santa Maria mailing address, and the MLS lists them that way. That's why generic Santa Maria reports can mislead you.

How fast are Orcutt homes selling?

Homes that sold in October averaged about 45 days on the market on both sides. Earlier months ran much faster, as low as 10.7 days in the West in April and 19.7 in the East in May.

Should I wait until spring?

Spring sales have moved faster here, but other sellers know that too. Your reason for moving should carry more weight than the calendar.
