Is Now a Good Time to Sell a Home in Santa Maria and the California Central Coast?

Thinking of selling your Home on the California Central Coast

Nobody can answer this for the whole Central Coast, because Santa Maria doesn't behave like Nipomo and Orcutt doesn't behave like Lompoc. Your town is the place to start.

Here's the one thing they share: each has roughly two and a half to three months of homes for sale at last year's sales pace. So homes are selling, and buyers have choices. Price and pace are where the towns split apart.

Santa Maria

The MLS counts Orcutt addresses in Santa Maria's numbers. Together they had 179 homes for sale in October, up from 109 last November, and a $683,750 median. Sellers still got 99.3% of list price, so buyers are paying up for homes priced right. Read the full Santa Maria breakdown.

Orcutt

Orcutt is split into East and West in the MLS. East had a $780,000 median in October with 36 homes for sale. West had an $885,000 median with 17 for sale, up from 7 last November. Read the Orcutt East and West comparison.

Nipomo

Nipomo is a small sample with big swings. My local MLS shows 64 sales in 12 months, and it may not catch every sale here, since Nipomo sits in San Luis Obispo County. October's two sales produced a $1,705,000 median. September's ten produced $730,000. Sellers received 96.6% of list in October and 103% in March, so an accurate price matters more than any headline.

Lompoc

Lompoc had the lowest median of these towns, $638,075 in October, with 353 sales over 12 months. Supply rose from 46 homes in February to 83 in October, and homes that sold in October averaged 52.5 days on the market. Lompoc has more affordable housing options than many of its neighbors, and it sits next to Vandenberg Space Force Base, so your buyer may be relocating for work.

What about Arroyo Grande, Grover Beach, and the rest?

I'll pull the same numbers for your town when we talk. It takes me minutes, and it beats guessing from somebody else's neighborhood. Moving between towns is also common here, so if you're leaving Santa Maria for Nipomo or the other way around, you'll want both sets of numbers.

So is it a good time for you?

Forget the region for a minute. These three questions will tell you more than a market report:

  • What would you walk away with after your payoff and costs?
  • How many homes like yours are for sale in your town right now?
  • What's keeping you in this house, and what's it costing you to stay?

I'm Lisa Bognuda with Move805, a REALTOR® and licensed general contractor. Your EPIC Report uses your town and your street, then gives you three prices with the tradeoff of each spelled out.

You stay in control of the final decision. Call or text me at (805) 868-6126, or send me a note here.

Numbers are residential sales from my local MLS, November 2025 through October 2026, pulled November 4, 2026. MLS records update, so ask me for the current figures on your street.
